Stamp duty on a lease is 0.4% of the total rent when the lease is 4 years or less. For a longer lease, or one with no fixed end, it is 0.4% of 4 times the average annual rent. A lease whose average annual rent is S$1,000 or less is exempt. The duty is rounded down to the dollar, with a minimum of S$1.
IRAS charges it on the rent in the agreement or the market rent, whichever is higher. The rent counts charges such as maintenance, service, furniture and fittings, but not GST. This tool takes one flat monthly rent for the whole lease.

How this works
This works out the stamp duty on a tenancy agreement; it covers the duty only, not whether renting out suits you.
It takes one flat monthly rent for the whole lease, and IRAS charges on the agreed rent or the market rent, whichever is higher.
