How Swee Homes makes its figures
Every figure on Swee Homes has one named source and one date. If we cannot name both, we do not print the figure.
Our sources
- HDB resale and rental records, published by HDB on data.gov.sg under the Open Data Licence.
- Stamp duty rules and rates, from IRAS.
- HDB rules on eligibility, grants, loans and the MOP, from HDB.
- CPF housing rules, from CPF Board.
- Loan limits such as TDSR and MSR, and SORA, from the Monetary Authority of Singapore.
One source, one date
A figure is never a blend of sources. Each one comes from one source and carries a "Data as of" month, or the date we checked the rule. Where a page uses more than one dataset, each dataset names its own month.
When a figure expires
A rule or rate we checked more than 90 days ago stops showing on the guide pages. In its place the page says the figure is out of date and points to the source. We then check it again and the figure comes back with a new date.
The five-record rule
We show a price figure only when it rests on at least 5 records. With fewer than 5, the page shows the count and says "fewer than 5 sales" instead of a number.
Example figures
Until a figure is loaded from a real release, a page may show an invented one so you can see the layout. It is marked "Example figures, not live data" next to the figure.
What we never show
- A postcode, a unit number, a map coordinate, a phone number or an agent's details.
- A valuation or a "worth" for your own flat. Recorded sales are not a valuation.
- A price from a group of fewer than 5 records.

This page shows no figures. Each page it links to names its own source and date.
