How new-launch figures are made and read
Every launch page uses the same terms and the same rules. They are set out here once.
How to read these figures
- Median. The middle price when the sales are put in order: half were higher and half lower. One very high or very low sale does not move it much.
- Price per square foot. The price divided by the floor area of the unit. It lets units of different sizes be compared.
- New sale. The first sale of a new unit, made by the seller of the project. Later sales between owners are sub sales or resales and are not new sales.
- Launch month. We take it to be the first month in which a new sale for the project appears in the records. It can differ from the date the seller announces a launch.
- The 5-sale rule. A price or median is shown only when 5 or more sales stand behind it. Counts are always shown, whatever their size.
What these figures do not show
They do not show how many units a project has, how many are unsold, the mix of unit types on offer, floor plans, the price list the seller publishes, the tenure, the expected completion date, or any discount or incentive. They are recorded prices from completed sales, not a quote, a valuation or a forecast. A recorded price can differ from the price a buyer would pay today, and nothing here says whether a price is fair for a particular unit.
Rules and costs that apply to a private purchase
Buying a private home brings stamp duties, loan limits and, for some buyers, additional duties. These pages explain them from the official sources: stamp duty, loan limits and cooling measures. The stamp duty tool works out the duty on a price you enter.
