How the HDB figures on Swee Homes are worked out
HDB resales: Data as of Sep 2026. HDB rents: Data as of Sep 2026. Source: data.gov.sg.
Every price on an HDB street or block page is the middle price of resales that HDB registered, for one flat type at a time, and it appears only when at least 5 resales sit behind it.

How a median is worked out
We take the resales HDB registered in the window, split them by flat type, and print the middle price. Street pages use the last 12 months. Block pages use the last 24 months, or 36 months where 24 gives fewer than 5 resales, and say which.
The 5-sale rule
A price, a size or a rent is printed only when at least 5 records sit behind it. Below that the page says "Fewer than 5 sales" and prints no number, so a figure can never be one household's sale.
Floor bands
Storey bands are HDB's own, such as 01 TO 03 and 04 TO 06. Each band needs 5 resales to show a price. A band table covers one flat type and is never split further by size.
Lease and MOP year
Lease start and remaining lease are as HDB recorded them. The MOP year on a block page is an estimate from HDB's completion year plus the usual minimum occupation period. Your own MOP runs from your key collection date if you bought from HDB, or from your resale completion date if you bought resale, so the block-level year is for first owners only.
What these pages never show
- A list of sales, or the price, storey or size of any single sale.
- A flat's exact location or identifier.
- A valuation. These are past resales, and HDB publishes resale prices as indicative.
